Howard Hughes breaks ground on first medical office in Bridgeland for Memorial Hermann

Howard Hughes has broken ground on the first build-to-suit medical office building in its Bridgeland® community for Memorial Hermann Health System. The nearly 51,000-square-foot facility will serve as a catalyst for future planned medical facilities within Bridgeland’s master plan, bringing high-quality,
accessible care to more than 25,000 current residents. At full buildout, Bridgeland is projected to be home to approximately 70,000 residents.

Memorial Hermann’s inaugural medical office in Bridgeland, set to open at the southwest corner of Tuckerton Road and Fry Road in summer 2026, will showcase state-of-the-art facilities designed to meet modern healthcare demands. The office will offer versatile spaces tailored to accommodate a wide range of on-site services, including emergency services, primary care, pediatrics, and sports medicine. Tellepsen Builders and Powers Brown Architecture are serving as the general contractor and architect for the project, respectively.

This asset builds on a series of commercial successes in Bridgeland, including Village Green at Bridgeland Central®, which introduced the community’s first H-E-B grocery store, 28,000 square feet of mixed-use space, and Greater Houston’s first mass timber office development, One Bridgeland Green®, which is scheduled to open this fall. The nearly 50,000-square-foot, Class A office building reached 80% leased shortly after breaking ground, another indicator of the community’s growing commercial momentum.

This strategic partnership leverages JLL’s extensive expertise in medical real estate to support Howard Hughes’ vision for Bridgeland’s healthcare and wellness services. In Houston, Howard Hughes brings decades of experience developing medical hubs to Bridgeland, including The Woodlands Medical Center, which is home to five major hospitals.
