Howard Hughes to Develop First BUILD-TO-SUIT Medical Office in Bridgeland for Healthcare Leader Memorial Hermann
The 51,000-Square-Foot Medical Office is the Initial Phase of 1 Million Square Feet of Planned Medical Facilities in Bridgeland
Bridgeland, the nationally ranked master planned community from the Howard Hughes Holdings Inc. portfolio, today announced plans to develop its first, build-to-suit medical office building for Memorial Hermann Health System. The nearly 51,000-square-foot facility will serve as a catalyst for approximately 1 million square feet of medical facilities included within Bridgeland’s master plan, bringing high-quality, accessible care to more than 25,000 current residents. At full build out, Bridgeland is projected to be home to approximately 70,000 residents.

Memorial Hermann’s inaugural medical office in Bridgeland, set to open at the southwest corner of Tuckerton Road and Fry Road, will showcase state-of-the-art facilities designed to meet modern healthcare demands. The office will offer versatile spaces tailored to accommodate a wide range of on-site services, including emergency services, primary care, pediatrics, and sports medicine. Construction is expected to commence this summer, with Tellepsen Builders and Powers Brown Architecture serving as the general contractor and architect for the project, respectively.

This asset builds on a series of significant commercial milestones in Bridgeland, including Chevron’s 77-acre land acquisition, H-E-B Bridgeland’s grand opening, new retailer and restaurant announcements, and the topping out of Greater Houston’s first mass timber office, One Bridgeland Green.
JLL’s Tim Gregory and Kendall Kerr will lead all medical leasing efforts for Howard Hughes in Bridgeland. This strategic partnership leverages JLL’s extensive expertise in medical real estate to support Howard Hughes’ vision for Bridgeland’s healthcare and wellness services.
