Howard Hughes Communities™ Completes One Bridgeland Green, Greater Houston’s First Mass Timber Office

Howard Hughes Communities™ is pleased to announce the completion of One Bridgeland Green, Greater Houston’s first mass timber office building. As the first Class A office in Bridgeland®, the project marks a major milestone with the introduction of premium office space in one of the nation’s most desirable master planned communities. The nearly 50,000-square-foot building has already exceeded expectations, reaching 80% pre-leased three months after breaking ground in 2024.

“Northwest Houston is experiencing extraordinary growth, and this is the start of building the employment center that matches that trajectory,” said Alex Hancock, Senior Vice President, National Sales & Leasing for Howard Hughes Communities. “Bridgeland already represents the future of residential community design, and today we’re extending that vision into the workplace, delivering a commercial office building designed for the needs of today’s companies.”

Located in Bridgeland Central®, the community’s 925-acre commercial district, One Bridgeland Green is home to Advanced Orthopaedics & Sports Medicine, CrossCover Insurance’s new corporate headquarters, Bridgeland’s Welcome Center, and supplementary offices for Howard Hughes Communities. An additional 128,000 square feet of retail and restaurant space sits adjacent to the mass timber building, giving tenants and Bridgeland residents easy access to shopping, dining, and everyday conveniences. At full build-out, Bridgeland Central is projected to bring 30,000 jobs and 1,300 employers to the community.

The building’s biophilic design brings the outdoors in with floor-to-ceiling windows and outdoor gathering spaces that promote wellness and social interaction. Tenants also enjoy healthier interior environments thanks to lowemitting materials and indoor air quality monitors, along with amenities such as bicycle storage and showers that encourage use of Bridgeland’s expansive trail system. One Bridgeland Green is designed to achieve LEED Gold and Fitwel certifications.

One Bridgeland Green is a 49,000-square-foot, three-story Class-A office building located in Bridgeland Central, Cypress, Texas. Developed by Howard Hughes, it is the first mass timber office building in Greater Houston. Designed by Lake|Flato Architects with Kirksey as architect of record and built by Tellepsen, the project emphasizes sustainability, biophilic design, and low-carbon construction.
The building features exposed timber structure, low-carbon concrete, rainwater harvesting systems, and floor-to-ceiling glass that brings in natural light while reducing energy consumption by approximately 25%. One Bridgeland Green will serve as the new home of the Bridgeland Welcome Center and includes tenants such as CrossCover Insurance and Advanced Orthopaedics & Sports Medicine;
