The Grand Prairie begins adding new commercial conveniences for residents with addition of PrimeSpot
The Grand Prairie, the first master-planned community in Hockley, Texas, created by EMBER Real Estate Investment & Development, announces that it is adding commercial conveniences for residents, starting with PrimeSpot, a premier Texas-based convenience store operator. PrimeSpot recently acquired 2.1 acres from EMBER at the corner of Warren Ranch Road and Baethe Road to provide a convenience store and fuel station, along with space for additional retail that will support the needs of residents in and around this top-selling new master planned community.
PrimeSpot, which operates properties across the Houston and Austin areas, expects to start construction in October, 2025 on the 8,200-square-foot commercial project and is slated to open its new store in Fall 2026. The company plans to develop the location over two phases, adding more retail space in the second phase.
“We’re excited to begin this next phase of dynamic growth at The Grand Prairie as we add commercial businesses that further enhance the convenience and quality of life in this thriving community,” said Joe Grabinski, director of development, EMBER Real Estate Investment & Development. “Consistent with our focus on premier offerings, we are delighted to partner with PrimeSpot to bring this quality operator to the #1 new master-planned community in Texas.”
Grabinski added that PrimeSpot’s arrival demonstrates that The Grand Prairie and surrounding area, which is among Houston’s fastest growing residential submarkets, is ready for commercial development to support its expanding residential base. He also noted that Hockley and nearby Waller communities rank #4 and #1 on the most recent Houston Realtor Association quarterly list of “10 Hottest Communities in the Houston Area.”
“We are delighted to be the first to bring new commercial conveniences to residents in this rapidly growing community,” said Salman Charolia, vice president of commercial real estate, PrimeSpot. “As part of our second phase, we plan to add retail and services based on residents’ needs. We’re confident our development will serve as a catalyst for other businesses who want to capitalize on the opportunities here.”

With offerings that include a wide variety of snacks, drinks, and hot fresh food tailored to the needs of residents, Charolia added that PrimeSpot is aiming for a service experience beyond the standard convenience store.
Comfortably located off the beaten path, yet minutes to a variety of conveniences, The Grand Prairie is six miles west of the Grand Parkway and one mile south of US 290. It is located within the highly regarded Waller Independent School District. Homes are priced from the mid $200,000s to more than $600,000, with a variety of styles and floor plans offered by six esteemed builders including David Weekley Homes, Lennar, Perry Homes, Sitterle Homes, Village Builders and Westin Homes.
Amenities include an award-winning, one-of-a-kind welcome experience located within The Grand Prairie’s model home park, three swimming pools at The Starlight and The Sundancer amenity centers, plus playgrounds, splash park, and pickleball courts (slated to open early 2026), miles of interconnected trails, kayak and paddleboard-friendly lakes, including the 70-acre Lake Ember, and 450 acres of dedicated park land including The Overlook, a 40-foot hill with sweeping prairie views located at the heart of the community.
When fully complete, The Grand Prairie community will include about 6,000 homes on 1,730 acres.
